Zar Electric Commercial Building – Seacliff Beach, Santa Cruz County

Issue: An existing commercial building was reconstructed without permits on a site that was encumbered with a steep slope, a riparian corridor, a public sewer easement, where the location of the sewer line was unknown to the sanitation district, and the discovery that most of the parking spaces were located within the public right-of-way.

Solution: Cypress coordinated the project team and all permit processing, including extensive consultations with several public agencies and officials to result in the approval of a commercial development land use permit for the property and a long-term lease with the County of Santa Cruz for continued use of the excess right-of-way area for commercial business parking. The sanitation district agreed to abandon a portion of their easement at the conclusion of installing a replacement line located on another property.
